For Buyers
Buying a Home in the New River Valley
Whether you're purchasing your first home, using a VA loan, or relocating for a job at Virginia Tech, the path to closing looks a little different for everyone. Here's what buyers in Blacksburg, Christiansburg, and the surrounding New River Valley should know before they start touring homes.
First-time buyers
Virginia offers programs through Virginia Housing (formerly VHDA) aimed at helping first-time and repeat buyers with down payment and closing cost assistance, along with education requirements for some loan products. Program details, income limits, and availability change, so we typically point buyers to a local lender early in the process to confirm what they currently qualify for before shopping seriously.
VA loans
The New River Valley has a strong community of veterans and active-duty military, and VA loans are one of the most useful tools available to them — allowing eligible buyers to purchase with 0% down. VA loans have their own appraisal and property condition requirements, so working with an agent who understands them can save time and avoid surprises. Read our full VA loans guide for details.
Relocating for Virginia Tech
Faculty, staff, and graduate students moving to Blacksburg for Virginia Tech often have a compressed timeline and are coordinating a move from out of state. We work with these buyers on remote touring, timing purchases around the academic calendar, and choosing a neighborhood based on commute to campus. See our Virginia Tech relocation guide for more.
Choosing a town
Many buyers narrow their search to Blacksburg or Christiansburg before deciding, since the two towns offer a different feel and different value for the money. Our Blacksburg vs. Christiansburg guide breaks down the differences.
